Industrial for Rent Trend for First Quarter 2022

RENTS and prices in Singapore industrial developments increased in the first quarter of 2022, despite a decrease in overall occupancy rates. Prices for industrial space increased by 2.1 percent in the quarter and 5.6 percent year over year.

Rents for industrial units increased 1% quarter over quarter and 2.4 percent year over year, led by advances in the warehouse sector, which benefited from strong demand for ramp-up facilities. Quarter over quarter, business park rents remained unchanged. The warehouse market witnessed a 3.8 percent increase in rents year over year.

Outlook 2022

Occupancies will rebound in the next quarters as industrial leasing demand remains strong. Despite the supply chain interruption, strong demand for storage is forecast. With more open borders, space used in the aircraft sector may become more valuable.

JTC predicts that, barring a major slowdown in the global economy, demand for industrial space would remain strong.

Growth industries like food, electronics, media, e-commerce, technology, and life sciences are expected to drive the demand for industrial space for the rest of 2022.

Because e-commerce has shown to be sustainable, demand for logistics and warehouse space is projected to continue consistent.

Industrial Property in Singapore

Industrial land is primarily safeguarded for industrial activities such as on-site manufacturing of goods, assembly and repair workshops, as well as warehouse and storage facilities. The URA zones land to support industrial activities to ensure that limited industrial land is kept affordable for industries. Independent offices and shops are not considered industrial use and are not allowed within industrial developments. These activities should be carried out on land zoned for commercial use.

URA Requirements

To ensure that limited industrial land is used mainly for industrial uses, the URA requires at least 60% of the total floor area of an industrial development to be used for core industrial activities. However, URA recognises that certain non-industrial activities, such as ancillary offices1, staff canteens and showrooms are needed to support the predominant industrial uses. Hence, such supporting non-industrial uses, together with other ancillary areas (e.g. lift lobbies and circulation spaces) are allowed to occupy up to 40% of the total floor area of industrial development. 


It is a known fact that the manufacturing segment of Singapore is evolving, driven by key segments such as e-commerce, logistics and semiconductors with gadgets getting smarter.  The use of most industrial spaces will changed accordingly. The Government will continue to monitor the industrial property market closely to ensure that the diverse needs of industrialists are met.  Appropriate measures will also be introduced where necessary to promote a stable and sustainable industrial property market.

Office Space As Defined By Singapore Authority

Office for Rent or Lease in Singapore is regulated by the Urban Redevelopment Authority.  They have a definition for office and it is a Premises used as a place of business and for conducting administrative work.  This does not include Retail Shop.

Fundamentally, there are 4 categories of commercial office properties in Singapore:

Standard Office  Building

These typically have security, lifts, centralised air-conditioning and/or own aircon in the unit. Such common areas are maintained by the landlord of the building or Management Corporation Strata Title (MCST) for strata offices.  Most come with ceiling boards, lighting system and fire safety system.

Serviced Offices & Co-Working Space

These will be fully equipped and a tenant would be able to start work almost immediately.   They are located usually within Central Business District (CBD) or at the City Fringe or commercial hubs, attracting mostly small businesses, start-ups or overseas companies who just need a small representative office.  It could accommodate 1 to around 100 people.


Shophouses are very popular with companies that present creative solutions or preferred a less informal environment, including architect, advertising agencies, interior design companies, etc.  These are low rise buildings which are usually conserved.  One main advantage is that the rent is usually lower as there is no service charge or maintenance charge.  Most units would come in the bare condition.

Business Parks

While some of the business parks are similar to standard office buildings, some can be equipped with floor trap and exhaust. They cater to non-pollutive industries and businesses that engage in high-tech, high value-added, knowledge-intensive and Research and Development activities.
